Frequently asked questions

Straight answers before you call.

How the work runs, what it costs, and how we stay independent from the contractors who do the repairs.

The service

What is NorthRidge Property Advisory?

We assess properties and turn what we find into a prioritized three-to-five-year capital plan, called the NorthRidge Roadmap. It shows what needs attention, what it is likely to cost, and what should come first, so you can budget and decide with confidence.

We are a service line of NorthRidge Systems LLC.

Who do you work with?

Owners of multifamily and residential portfolios, property management firms, and larger condominium associations with the authority to fund capital work.

Do you do the repairs?

No. We plan, compare bids and coordinate. Repairs are contracted and paid by the owner directly with the contractor the owner chooses, and they are never part of our fees.

Is a Roadmap the same as a reserve study or an inspection?

No. A Roadmap is not a reserve study, an engineering report or a HUD capital needs assessment. It brings together your records, our site review and findings from qualified specialists into one prioritized plan. If your situation calls for a reserve study or an engineer, we will tell you.

Where do you work?

Pittsburgh, Washington County and Fayette County, Pennsylvania.

How it works

What happens on the consultation?

It is a complimentary 20-minute conversation about your properties, the problems that keep coming back, your budget timeline and who approves spending. No preparation is required. At the end we will tell you plainly whether a Site Review makes sense.

What is a Site Review?

A paid first look at one property: we review your records, visit once, and deliver a findings-and-scope memo within five business days, along with a fixed quote for a Roadmap.

The Site Review is $2,500 and is credited toward a Roadmap if you move forward within 60 days.

What do I receive with a Roadmap?
  • An executive brief with the top findings, the decisions in front of you, our confidence and what the review could not cover
  • An asset and responsibility register with condition, photos and sources
  • Findings rated Red, Yellow and Green
  • A capital roadmap across Immediate, 0 to 90 days, 3 to 12 months and years 2 to 5
  • Repair, replace or investigate options with budget ranges from dated specialist sources
  • An owner action list with dates and named owners

You keep the report and the evidence behind it, even if no work follows.

What do Red, Yellow and Green mean?

Red needs attention now. Yellow should be planned and budgeted soon. Green showed no concern in the accessible scope and is rechecked at the annual review. Urgency is tracked separately from the year the work gets funded, so the plan stays realistic.

Who makes the technical calls?

Qualified specialists, working inside their professional scope. Sewer camera surveys, roof evaluations and similar findings come from the people licensed and equipped to make them, and every recommendation traces back to a source.

How long does it take?

The Site Review memo arrives within five business days of the visit. Roadmap timing depends on the systems involved and specialist availability, and it is set in your written scope before work begins.

What happens after the Roadmap?

Only what you approve. We can prepare comparable bid packages and help you select a contractor, coordinate approved projects through closeout, and refresh the plan each year with a Roadmap Review.

Pricing and independence

How much does it cost?

The consultation is complimentary. A Site Review is $2,500, credited toward a Roadmap within 60 days. Roadmaps and follow-through work are scoped to the property and quoted in writing before any work begins. Roadmaps are priced by what we investigate, never by unit count.

Do you bill hourly?

No. Every engagement has a written scope and a fixed fee agreed before work starts.

Do you take commissions or referral fees from contractors?

No. We take no referral fees, markups or share of any repair. Our only income is the fee you agree to in writing.

What if a company you are related to wants to bid?

You are told in writing before they bid, and you receive an independent comparison bid. The choice is always yours.

Can you guarantee savings?

No. We do not make guarantees about savings, insurance premiums or property value. What we provide is a clear, sourced plan so you can make capital decisions with fewer surprises.
